How to Calculate Cap Rate (The Formula)

Cap Rate = Net Operating Income (NOI) ÷ Property Value
  1. Determine Net Operating Income (NOI): This is your gross rental income minus all operating expenses (property taxes, insurance, management fees, maintenance, vacancy reserves). Crucially, do not subtract your mortgage payment!
  2. Determine Property Value: This is the asking price, or the total cost of acquisition.
  3. Divide: Divide NOI by the property value, and multiply by 100 to get a percentage.
